Pre-Construction Agreement

Our Pre-Construction Services are designed to guide clients through the complexities of the design process. A key aspect of this is providing early, realistic feedback on pricing. Along with preliminary cost estimates, we offer value engineering and expert advice on materials and detailing, helping to streamline the project and ultimately save both time and money. Our Pre-Construction services are offered at no charge if we are selected to build the project, and include, but are not limited to:

  • Preliminary cost estimating

  • Value engineering

  • Consulting on construction techniques, materials, and detailing

  • Reviewing consultant plans for construction efficiency

  • Permitting assistance

  • On-site discovery and assessment

Estimating

Initially, we create a preliminary line-item estimate based on early architectural plans, before they are fully finalized and before structural, mechanical, electrical, and other similar plans are completed. This estimate is typically developed in-house without input from subcontractors, though we may occasionally seek informal feedback from them.

The second line-item estimate is created around the time of plan submission. This proposal typically includes firm bids from subcontractors for the building shell and basic site work, while allowances or in-house estimates are used for finishes. The final pricing package consolidates fixed costs for all major trades, derived from multiple bids. Our final step involves assembling the bid book and selecting the appropriate subcontractor for each trade.

Build the Team

Each of our projects is supported by a full-time Site Superintendent or Foreman who oversees daily job site activities, including safety and security, subcontractor scheduling and supervision, material ordering, and employee management. In addition to the superintendent, either Larry or Magnum will serve as your project manager. They handle all project documentation, such as site meeting minutes, change orders, RFIs, bid solicitations, subcontracts, and more. Magnum and Larry also attend regular site meetings and manage any necessary re-budgeting and schedule adjustments based on input from the superintendent.  Additionally, we recommend a team of trusted subcontractors who are known for providing excellent service and value.

Schedule & Build

Once the project plans are finalized, we move into the scheduling phase. During this step, we create a detailed timeline for the entire construction process, outlining key milestones, deadlines, and resource allocations. We work closely with all team members, including subcontractors and suppliers, to ensure a coordinated and efficient approach. Open communication is maintained throughout this phase, allowing us to address any questions or concerns and make adjustments as needed. Once the schedule is set and all parties are aligned, we begin the construction process, confident that every aspect is planned and ready for execution.

Project Closeout

As your project nears completion, we create an in-house punch list and focus on addressing each item. Once we've completed as much as possible, we invite you (and/or your architect) to walk through the site with the superintendent to compare punch lists. Together, we finalize any remaining tasks, and then we complete all outstanding items from both lists. Additionally, we provide you with a binder containing appliance specifications, operating manuals, and subcontractor contact information for future reference.

The final step before handing over the keys is a thorough specialty cleaning. Our goal is always to underpromise and overdeliver, ensuring that you are so satisfied with our service and product that you'll feel confident referring us to your friends and family.
